What's happening in our community
There's some real momentum building in our area right now, and I'm excited to share what's happening.
Infrastructure Moving Forward
The good news on the roads front: Woodberry and Limona Roads have officially opened at Lakewood Drive. If you've been navigating around construction zones in that corridor, you can finally breathe easier. This kind of infrastructure work might not sound glamorous, but it directly impacts how smoothly our community flows. New road access means better connectivity, easier commutes, and improved access to local businesses and neighborhoods. These are the kinds of projects that make a real difference in our daily lives.
On the flip side, Victoria Street sidewalk work is still underway in a construction zone, so if you're in that area, just plan your routes accordingly. This is part of the continuous improvement happening across Valrico—we're investing in making our community better for pedestrians and drivers alike.

Here's something that caught my attention: Public Storage just acquired a self-storage property in Valrico for $6.9 million. This kind of institutional investment tells me that our area is on the radar for major commercial real estate players. When national companies like Public Storage are putting serious capital into our community, it's a signal that they see long-term value and growth potential here. That's the kind of confidence that typically translates into more local investment, job creation, and economic stability.
Football Season is Here
Sumner High School's varsity football team is gearing up for the 2026 season, and if you haven't caught a local high school football game lately, this is a great time to get involved with our community. Friday night football has always been a cornerstone of our local culture, and there's nothing quite like the energy at a home game. It's one of those things that really brings Valrico and Brandon together.
What This Means for Our Market
From a real estate perspective, the combination of infrastructure improvements and commercial investment in our area is creating positive momentum. New road access, ongoing development, and confidence from institutional investors all point to a market that's moving in the right direction. If you've been thinking about your next move—whether that's upgrading, downsizing, or just exploring what's possible—this is actually a solid time to have that conversation.
Looking Ahead
Late August is always that interesting transition point. Summer's winding down, school's ramping up, and we're all settling into fall routines. September brings Labor Day weekend, which means it's a natural reset point for a lot of people. If you've been on the fence about any real estate decisions, fall is typically when the market starts to shift, and inventory moves a bit differently than it does in summer.
I'm genuinely optimistic about what's happening in Valrico right now. We've got infrastructure investments, commercial confidence, and a thriving community culture. That's the foundation for a healthy, growing area.
If you're thinking about buying, selling, or just want to talk about what's happening in our real estate market, you know where to find me. I'm always happy to chat about Valrico, whether it's market insights, neighborhood recommendations, or just local observations.
Here's to a solid week ahead. Go Sumner!
