River Hills Country Club
Premier guard-gated golf community developed by Arvida (1988–2003). 1,326 homes surrounding an 18-hole Joe Lee championship course. Country club with dining, fitness, tennis, pickleball, pool, and hiking trails along the Alafia River.
Bloomingdale
Largest neighborhood in Hillsborough County. 32+ subdivisions, ~5,200 homes built 1979–2013. Mix of HOA and non-HOA sections. Anchored by Bloomingdale High School, Bloomingdale Golfers Club, and Campo YMCA.
Diamond Hill
Gated community with private clubhouse, pool, and basketball courts. 2000s construction with generous lot sizes and established landscaping. One of Valrico's best-kept secrets.
Buckhorn Preserve
419 single-family homes (2002–2005) surrounding Mulrennan Middle School. Community park with playground, pavilions, disc golf, and walking trails. 24-hour surveillance cameras at entrances. HOA $345/year.
Canterbury Oaks
Gated executive community in the Newsome HS zone. Homes from 2,683 to 3,738 sq ft with 3-car garages, pools, and grandfather oaks. Built 1997+ by Sunrise and other quality builders. Pool and tennis courts.
Buckhorn Golf Club Estates
Homes on the Buckhorn Springs Golf and Country Club. Small community (~151 people) with golf course views, 1,845–3,346 sq ft. Part of the broader Buckhorn corridor.
Bloomingdale Oaks
Established 1980s/1990s community within the broader Bloomingdale master community. Mature lots, oak canopy, Flood Zone X. Well-maintained homes with screened pools common.
Buckhorn Run
Executive-level homes in the Buckhorn corridor with pond views and oversized lots. Larger than typical Buckhorn-area homes. The move-up option in this corridor.
Copper Ridge
920-home community built 1997+ across multiple tracts (Copper Ridge, Copper Ridge East). 1,233–2,574 sq ft. Gas utilities available, which is uncommon in Valrico.
Shetland Ridge
Newer 2015-era construction with 4–5 bedroom floor plans from 2,249 to 3,270 sq ft. Modern building codes and energy efficiency. Hard to find 5BR homes at this price in Valrico.
Wellington
HOA community with pool and tennis courts, which is uncommon for subdivisions in this price range. Family-oriented with active HOA. Late 1990s–2000s construction.
Cimmaron
Small, premium neighborhood of custom-built homes up to ~4,000 sq ft on large wooded lots backing to conservation. Multi-garage, fireplaces, crown molding, spa-like baths. Near Buckhorn Springs Golf. Minimal turnover.
Carriage Park
Established subdivision in south Valrico. 1990s–2000s construction with traditional Florida floor plans. Recognized Valrico community on MLS platforms.
Starling Ridge
Established subdivision in south Valrico. Well-appointed homes with travertine flooring, crown molding, French doors, and spacious office spaces per recent listings.
River Ridge Reserve
Acreage properties with workshop garages and guest houses. 3,571–3,842+ sq ft. No HOA, no CDD. Some lots approaching 1 full acre. Estate-level flexibility.
Brandon Woodlands
Valrico mailing address (33596) despite the name. 1990s–2000s homes in the south Valrico corridor. May appear under Brandon or Valrico in MLS searches.

Large established lakefront community dating to 1998. Homes from 1,574 to 3,311 sq ft with water views, mature landscaping, and community pool in some sections.
Brentwood Hills
1,039-home deed-restricted community established 1989. Resort-style amenities including pool, tennis courts, updated playground, soccer field, and community center. Managed by McNeil Management.
Valrico Groves
Popular family subdivision in north Valrico. Compact community of ~243 residents with well-maintained homes, lake views in some areas, and a quiet residential character.
Heritage Crest
Established subdivision in north Valrico near the Diamond Hill area. 1990s–2000s construction with a residential setting and access to the SR-60 commercial corridor.
Duncan Groves
Popular family community with 4BR/3BA homes, 3-car garages, and pools available. Adjacent to Castle Key neighborhood. Well-regarded on community platforms.
Country Gate
Boutique community of estate homes on large lots (half-acre to acre+). Custom-built 5BR/5BA pool homes with 3-car garages. Minimal or no HOA. Not gated despite the name.
Eaglewood Estates
Unique dual-character community: gated section with David Weekley pool homes on quarter-acre lots, plus ungated section with large lots (some 5+ acres) and workshop garages. Built 1998+.
Buckingham
Well-established community with low HOA fees and NO CDD. Updated homes with new roofs, HVAC, and heated pools. Mature landscaping. Near the Buckhorn area.
Legends Pass
Boutique community of just 28 Radd-built homes (2003). Circular driveways, his-and-hers offices, California closets. Small enough to feel private.
Crosby Crossings
Newer community built 2007–2013. Homes from 2,070 to 3,417 sq ft with cul-de-sac streets and unique finishes.
Oaks at Valrico
Sizeable community (~2,875 residents) in north Valrico. No CDD, low HOA. Single-story and two-story pool homes with open floor plans. Described as clean, diverse, family friendly, and walkable.
Castle Key
Small subdivision adjacent to Duncan Groves (listed together as "Duncan Grove-Castle Key" on Nextdoor). Family homes in north Valrico. Low turnover.
Durant Oaks
