Rural east Hillsborough — covering areas like Thonotosassa, Dover, Sydney, and unincorporated Valrico — is one of the few places left near Tampa where you can still buy acreage, raise animals, and live without an HOA. The trade-off is longer drives to grocery stores, restaurants, and jobs, but for people who want land, privacy, and quiet, there's nothing comparable this close to a major metro. Lot sizes of 1–5+ acres are common and prices are still reasonable.
