Lithia is the hinge point between suburban east Hillsborough and true rural Florida — you have FishHawk Ranch's planned development on one side and horse farms, cattle pastures, and country roads on the other. The Lithia/Boyette area still has working agricultural land, multi-acre lots, and a genuine small-community feel that survives despite the surrounding growth. It's one of the closest places to Valrico where you can still feel like you're out in the country.
