Is Valrico better than Wesley Chapel?

Wesley Chapel is about 35-40 minutes north of Valrico in Pasco County. It has more new construction and bigger retail development (Tampa Premium Outlets, large Publix-anchored plazas). But the commute to Tampa is longer, property taxes in Pasco can be higher, and the area lacks the mature-community feel of Valrico. Valrico has better proximity to I-75 and Tampa. Wesley Chapel wins if new construction and shopping are your top priorities.
