FishHawk Ranch Real Estate: What $550K Gets You in One of Tampa Bay's Most Sought-After Communities

January 20, 2026

FishHawk Ranch continues to be one of the most desirable addresses in eastern Hillsborough County, and the numbers back it up. As of early 2026, the median home price in FishHawk Ranch sits at $550,000, with an average sale price of about $583,000. Nearly 300 homes changed hands in the community over the past year.

The Market at a Glance

Here are the key numbers for FishHawk Ranch heading into 2026:

  • Median home price: $550,000
  • Average sale price: $583,345
  • Average asking price: $569,601
  • Average days on market: 62 days
  • Homes sold (past 12 months): 292
  • Current available homes: Approximately 65 active listings
  • Price range: $229,000 (townhomes/villas) to $2,799,900 (luxury estates)

Those 62 days on market tell you something important: FishHawk isn't a fire-sale market, but it's not stagnant either. Homes that are priced right and show well are moving at a healthy pace.

What Does $550,000 Buy You?

At the median price point, you're typically looking at:

  • A 3-4 bedroom, 2-3 bathroom single-family home
  • 1,800 to 2,400 square feet of living space
  • A two-car garage
  • A lot in one of the established FishHawk sub-neighborhoods
  • Access to all FishHawk Ranch amenities

Some homes at this price point will have updated kitchens and bathrooms; others might need some cosmetic work. Location within FishHawk matters — homes closer to the amenity centers and top-rated schools tend to command a premium.

Why People Pay the Premium

FishHawk Ranch isn't the cheapest option in the area. You can find homes in central Valrico or Brandon for $100,000-$150,000 less. So why do people pay extra to live here?

Schools. FishHawk is zoned for some of the highest-rated schools in Hillsborough County, including Newsome High School, which ranks in the top 20% of all Florida public high schools according to U.S. News & World Report.

Amenities. The community offers multiple pools, parks, playgrounds, sports courts, and miles of walking and biking trails. The FishHawk Sports Complex — the largest in southern Hillsborough County — is right in the neighborhood, with baseball and softball fields, plus ongoing improvements funded by the county.

Community feel. FishHawk Ranch was master-planned, which means the neighborhoods connect, the common areas are maintained, and there's a sense of community that's harder to find in more spread-out suburban areas.

Location. You're close enough to Tampa for a reasonable commute, but far enough out that you get space, quiet, and a more relaxed pace of life.

The Investment Perspective

FishHawk has historically held its value well, even during market corrections. The combination of strong school zoning, limited land for new competing developments, and consistent demand from families creates a floor under prices that some other communities don't have.

For sellers, the current market is favorable. With 65 active listings and steady demand, well-maintained homes in FishHawk are still getting close to asking price — the average sale price is within 2-3% of the average asking price.

New Construction vs. Resale

While most of FishHawk Ranch is built out, there are still pockets of new construction available, primarily in the newer sub-communities on the eastern edges. New construction starts in the mid-$400s for smaller floor plans and can exceed $1 million for premium lots and custom builds.

Resale homes offer the advantage of established landscaping, known neighbors, and (often) lower price-per-square-foot than new builds.

Bottom Line

FishHawk Ranch isn't for everyone — if you're looking for a starter home under $350,000, there are better options in Brandon or central Valrico. But if you're a family looking for top schools, strong amenities, and a community that holds its value, FishHawk continues to deliver on that promise heading into 2026.
