The Hillsborough County housing market is no longer a runaway freight train. After years of eye-popping price increases and weekend bidding wars, the market has settled into something that looks a lot more like... normal.
The County-Wide Numbers
As of late 2025, here's where Hillsborough County stands:
- Median home price: Approximately $408,000, up about 1.9% year-over-year
- Average days on market: 61 days (up from 55 days the previous year)
- Inventory: Near balanced levels for single-family homes
- Market condition: Transitioning from seller's market to balanced
That 61-day average is the number that tells the real story. A year ago, homes were selling in under two months. Now they're taking a couple of weeks longer. That might not sound like much, but in real estate, it represents a meaningful shift in negotiating power from sellers to buyers.
What's Happening in Eastern Hillsborough
The eastern Hillsborough communities — Brandon, Valrico, FishHawk, Riverview, and Bloomingdale — mirror the county trends but with some important local nuances:
Brandon ($374,000 median) remains one of the most affordable entry points into the Tampa Bay core. First-time buyers are finding opportunities here that didn't exist two years ago, especially in the neighborhoods between Brandon Boulevard and Bloomingdale Avenue.
Valrico ($413,000-$430,000 median) is the goldilocks zone for families. You get the school zoning, the community feel, and the semi-rural pockets without the FishHawk premium. Prices dipped slightly in late 2025 but are stabilizing heading into 2026.
FishHawk Ranch ($550,000 median) holds its value more consistently than surrounding areas, thanks to the schools and amenities. It's the one area where sellers still have slight leverage, though even FishHawk is seeing longer days on market.
Why the Shift Is Happening
Several factors are driving the rebalancing:
Interest rates. Higher mortgage rates have cooled demand. Buyers who locked in 3% rates in 2021 are staying put, reducing turnover. New buyers face higher monthly payments, which limits how much they can offer.
Insurance costs. Florida's property insurance crisis hits Hillsborough County hard. Rising premiums — sometimes doubling or tripling — are eating into buyers' budgets and making some homeowners reconsider whether they can afford to stay.
Inventory recovery. Builders have been active in eastern Hillsborough, particularly in Riverview and the outer edges of FishHawk. More new construction means more competition for resale homes.
Post-hurricane reality. Hurricanes Helene and Milton in late 2024 caused over $2.4 billion in damage across Hillsborough County. While eastern Hillsborough fared better than coastal areas, the storms raised awareness about flood risk and insurance costs, giving some buyers pause.
What This Means for You
If you're selling: Price it right from day one. The days of testing the market with an aspirational price are over. Homes that are priced at market value and in good condition are still selling. Homes that are overpriced by 5-10% are sitting for months.
If you're buying: You have options and time. Use both. Get pre-approved, know your budget (including insurance and taxes), and don't rush into a decision. The market will still be here next month.
If you're staying: Your home is still worth significantly more than it was five years ago. The correction we're seeing is a normalization, not a crash. Eastern Hillsborough's fundamentals — jobs, schools, growth — remain strong.
Looking Ahead
Spring 2026 will be the real test. If inventory continues to grow while demand stays steady, we could see another small dip in prices. If rates come down even modestly, expect a wave of pent-up demand to push prices back up. Either way, eastern Hillsborough County remains one of the most desirable places to live in the Tampa Bay area, and that's not changing anytime soon.
