Valrico is not a retirement community in the traditional sense. There is no shuffleboard-and-golf-cart village here. What Valrico offers retirees is something different and, I would argue, better: a real community with families, schools, restaurants, and neighborhoods where you happen to benefit from Florida's retiree-friendly tax structure and year-round outdoor living. After 23+ years of real estate experience, I have helped dozens of retirees make this move. Here is what they wish they had known before they got here.
The bottom line: if you want the stereotypical Florida retirement, look at The Villages or a 55+ community in Sarasota. If you want to live in a real neighborhood, stay active, be close to Tampa's healthcare and cultural amenities, and keep your cost of living reasonable, Valrico deserves a serious look.
How Much Do You Save on Taxes in Florida?
This is the headline, and it is real. Florida has no state income tax. No tax on Social Security benefits. No state estate tax. No state inheritance tax.
If you are retiring from a state like New York (top rate 10.9%), California (top rate 13.3%), New Jersey (top rate 10.75%), or Illinois (flat 4.95%), the savings are substantial. A retiree couple with $100K in combined retirement income moving from New York to Florida saves roughly $6,000-$8,000 per year in state income taxes alone.
That is money that goes directly into your pocket, your travel fund, or your grandkids' college savings.
Florida Homestead Exemption
Once you establish Florida as your primary residence and file for homestead exemption, you get up to $50,000 off your property's assessed value for tax purposes. On a $400K home, that reduces your taxable value to $350K, saving roughly $800-$1,000/year in property taxes.

Total for a couple in a paid-off home: roughly $2,500-$4,000/month, depending on your insurance, healthcare, and lifestyle choices.
If you are carrying a mortgage, add $1,500-$2,500/month to those numbers.
The biggest variable for retirees is healthcare. If you are on Medicare with a good supplement plan, your costs are manageable. If you are retiring before 65 and need to bridge the gap with ACA marketplace insurance, that is a significant expense — $1,000-$2,000/month for a couple depending on your income level and plan selection.
What About Healthcare?
Healthcare access is one of Valrico's genuine strengths for retirees. You are not in a rural area hoping for the nearest hospital to be within an hour. Major medical facilities are close.
Nearby Hospitals:
- Brandon Regional Hospital (HCA Florida): 10-15 minutes from most of Valrico. Full-service hospital with emergency department, surgical services, and specialty care.
- AdventHealth Riverview: About 15-20 minutes south. Newer facility with strong cardiac and orthopedic programs.
- Tampa General Hospital: 30-40 minutes west in Tampa. Level I trauma center and the region's most advanced medical facility.
- Moffitt Cancer Center: 30-40 minutes northwest. One of the top cancer treatment centers in the country.
- James A. Haley Veterans Hospital: 30-35 minutes northwest. Full VA medical center for veterans.
Specialty Care and Primary Care: The Brandon/Valrico corridor has strong outpatient medical infrastructure — primary care physicians, specialists, urgent care clinics, imaging centers, and physical therapy practices. You are not waiting weeks for appointments like in some smaller Florida markets.
Pharmacy Access: CVS, Walgreens, and Publix pharmacies are all within a short drive. Publix pharmacies are popular for their free medication programs on certain generics.
One consideration: if you have a specific specialist or treatment need, Tampa's medical community is a 30-40 minute drive. That is close enough for routine appointments but not ideal for frequent treatments. If you need regular cancer treatment, dialysis, or other intensive care, proximity to Tampa General or Moffitt is worth factoring into your home search.
Are There 55+ Communities Near Valrico?
Valrico itself does not have a large inventory of 55+ communities like you find in Sun City Center (about 30 minutes south) or The Villages (about 90 minutes north). But there are options in the broader area:
Valencia Lakes (Wimauma/Sun City area): GL Homes community about 25-30 minutes south of Valrico. Resort-style clubhouse, golf, pools, fitness center. Homes from the $400Ks to $700K+. This is the closest large-scale 55+ community to Valrico.
Sun City Center: About 30 minutes south. The original Tampa Bay retirement destination. Multiple 55+ communities, golf courses, clubs, and activities. More affordable than Valrico with homes from the $200Ks. The trade-off: it is further from Tampa and has a distinctly retirement-community feel.
Individual 55+ developments pop up occasionally in the greater Brandon/Valrico area, typically smaller communities of 50-150 homes.
However, many retirees choosing Valrico are specifically not looking for a 55+ community. They want to live in a regular neighborhood. They want neighbors of all ages. They want the energy of families and kids around them, not the isolation of an age-restricted enclave.
If that is you, Valrico has plenty of options.
What Type of Home Should Retirees Look For?
After helping many retirees buy in Valrico, here is what I consistently recommend:
Single-Story Homes
Prioritize single-story unless you are certain your knees and hips will cooperate for the next 20 years. Florida has a good inventory of single-story homes because ranch-style construction has always been popular here. In Valrico, you can find single-story 3-bedroom homes in the $350K-$500K range.
Many newer Florida homes are two-story with the owners suite on the first floor. This can work, but be honest about whether you want to deal with stairs for laundry, guest rooms, or bonus spaces as you age.
Low-Maintenance Lots
Large lots with extensive landscaping look great but require work. Retirees who do not want to spend every Saturday on yard maintenance should look for:
- Smaller lots with professional landscaping included in HOA
- Homes with minimal lawn and more hardscaping or natural Florida-friendly landscaping
- Communities where lawn care is included in the HOA fee
Accessibility Features
Even if you do not need them now, look for homes that can accommodate aging in place:
- Wide doorways (36" minimum)
- Step-free entry (no raised thresholds)
- Walk-in shower or space to convert a tub to a walk-in
- First-floor owners suite and laundry
- Attached garage with interior access
These features also help resale value, as the buyer pool for accessible homes continues to grow.
What Is the Pace of Life Like?
Valrico is quiet without being boring. The pace suits retirees who want routine, not constant stimulation. Mornings are for coffee on the lanai, a walk around the neighborhood, or a round of golf. Afternoons might be a trip to Publix, lunch with friends, or a visit to one of the nearby parks. Evenings are relaxed.
For retirees who want more action, Tampa is 35-45 minutes away with professional sports (Buccaneers, Lightning, Rays), performing arts (Straz Center), museums, and a vibrant restaurant scene. St. Petersburg offers the Salvador Dali Museum, the waterfront, and a growing arts district.
The beaches — Clearwater, St. Pete Beach, Anna Maria Island — are 60-75 minutes away. Not next door, but doable as a regular outing.
Golf: River Hills Country Club in Valrico is a semi-private golf course in a guard-gated community. FishHawk has its own golf course. Bloomingdale Golfers Club is nearby. You are not lacking for places to play.
Social and community: The Valrico/FishHawk Chamber of Commerce hosts events. Community theaters like the James McCabe Theater in downtown Valrico put on productions year-round. Churches, volunteer organizations, and social clubs provide community connections.
Outdoor recreation: Alafia River State Park, Lithia Springs Park, and the FishHawk trail system offer hiking, biking, kayaking, and nature experiences. Florida's climate lets you be outside nearly every day from October through May. June through September, you plan outdoor time for early morning or late evening.
How Close Is Valrico to the Airport?
Tampa International Airport (TPA) is about 30-40 minutes from Valrico. TPA is consistently rated one of the best airports in the country — easy to navigate, rarely congested, and well-served by major airlines. If you travel frequently or have family visiting from out of state, airport proximity matters, and Valrico delivers.
St. Pete-Clearwater International Airport (PIE) is about 50-60 minutes away and serves budget carriers like Allegiant and Sun Country.
What Surprises Retirees About Living in Valrico?
The summer heat is real. June through September is hot and humid. Highs in the low-to-mid 90s with humidity that makes it feel like 105. You will spend more time indoors during summer than you expect. Budget for AC running almost constantly.
Insurance costs more than you planned. Homeowners insurance in Florida has been volatile. A home that costs $200/month to insure one year can jump to $350/month the next. Factor in a cushion.
You need a car for everything. There is no walkable downtown, no public transit to speak of. If you cannot drive, Valrico becomes difficult. Plan for this as you age.
Hurricane season is a real consideration. June through November. Most years, nothing happens to Valrico specifically, but the stress of tracking storms and the occasional evacuation order is part of life here. Have a plan.
The community is younger than you expect. Valrico skews toward families with school-age children. If you are used to a retirement-heavy community, the neighborhood dynamic is different. Most retirees tell me they prefer it — it keeps them feeling connected and active.
