Is Valrico a good place to live?
Yes — for most people, Valrico is one of the best suburbs in the Tampa Bay area. Good schools, low crime, reasonable home prices compared to South Tampa or Westchase, and a genuine neighborhood feel that a lot of newer subdivisions try to manufacture but can't quite pull off.
But I've been selling real estate here for over 23 years, and I'm not going to pretend it's perfect. Here's the honest breakdown.
The Pros of Living in Valrico
1. Schools are legitimately good
This is the number one reason families move to Valrico. Newsome High School is one of the top-rated high schools in Hillsborough County, with a 99% graduation rate and an average SAT score around 1210. Bloomingdale High is solid too, with a 91% graduation rate. The elementary and middle schools in the area consistently outperform county and state averages.
You're not paying South Tampa prices for comparable school quality. That's the trade.
2. Crime rates are well below average
Valrico's violent crime rate is roughly 60-65% below the national average. Property crime is about 30-40% below average. The Hillsborough County Sheriff's Office patrols the area (Valrico is unincorporated, so there's no city police department), and response times are solid.
The most common "crime" you'll hear about on neighborhood Facebook groups? Someone left their car unlocked and got their change stolen at 3 AM.
3. You get more house for your money
The median home price in Valrico hovers around $400K-$450K depending on the month. For that price, you're getting 1,800-2,200 square feet, a decent yard, and a two-car garage. Try that in South Tampa and you'll be looking at a 1,200-square-foot bungalow with no garage.
4. Community feel is real
Valrico isn't a master-planned community (except for FishHawk on the eastern edge). It's an organic mix of neighborhoods that developed over decades. People know their neighbors. Kids ride bikes in the street. The Brandon Farmers Market draws a crowd every Saturday. It feels like a community, not just a collection of houses.
5. Location is solid for commuters
You're about 25-30 minutes from downtown Tampa in normal traffic. MacDill Air Force Base is about 35 minutes. Brandon's shopping and restaurants are 5-10 minutes west. You're not isolated — you're just far enough from the chaos.
6. No state income tax
This applies to all of Florida, but it's worth mentioning if you're relocating from a state that takes a chunk of your paycheck. The savings are real, especially for higher earners.
The Cons of Living in Valrico
1. Traffic on SR-60 is a pain
State Road 60 (Brandon Boulevard/Valrico Road) is the main artery, and it gets congested during rush hour. Morning commutes toward Tampa can add 10-30 minutes depending on your route and timing. The 7:30-9:00 AM window is the worst.
2. Limited walkability and nightlife
If you want to walk to restaurants and bars, Valrico isn't your spot. You need a car for everything. The nightlife scene is essentially nonexistent — this is a family suburb. For a night out, you're driving to Tampa, Ybor City, or South Howard.
3. Summer heat is brutal
June through September is hot. We're talking 90+ degrees with 80%+ humidity almost every day. If you're coming from up north, the first summer is an adjustment. Your AC bill will be $200-$300/month in peak summer.
4. Hurricane risk is real
Valrico is inland enough that storm surge isn't a direct threat, but wind damage and flooding from heavy rain are legitimate concerns. You need hurricane shutters or impact windows, a solid insurance policy, and a plan. Budget for flood insurance if your property is anywhere near the Alafia River or low-lying areas.
5. Shopping is just okay
Valrico doesn't have a major shopping center. For anything beyond basics, you're driving to the Westfield Brandon mall area or Regency Square. A Whole Foods is reportedly coming, but for now, it's Publix and Winn-Dixie territory.
6. Property taxes and insurance are climbing
Hillsborough County's millage rate sits around 19+ mills for unincorporated areas. Home insurance costs have spiked across Florida — expect $3,000-$6,000+ annually depending on your home's age and features. Add flood insurance if applicable and CDD fees if you buy in a newer community, and your total carrying costs can surprise people.
Who is Valrico best for?
- Families with school-age kids — This is Valrico's sweet spot. The schools are the draw.
- Commuters who work in Tampa or Brandon — Close enough to be practical, far enough to be peaceful.
- People who want space — Larger lots, established trees, room to breathe.
- Retirees who want quiet — Low crime, good healthcare access, no state income tax.
Who should look elsewhere?
- Young professionals who want nightlife and walkability — Look at Seminole Heights, South Howard, or downtown St. Pete.
- People who hate driving — Public transit in Valrico is essentially zero.
- Snow lovers — You already know.
