Valrico sits in the attendance zones for some of the best-rated schools in Hillsborough County, including Newsome High School, Bloomingdale High School, and several top-ranked elementary and middle schools. Families relocating from out of state consistently tell me the school ratings drove their decision.
Beyond schools, people come for the neighborhood feel. Valrico is unincorporated — no city government, no city taxes. It is a census-designated place governed by Hillsborough County. That means lower overhead and a community that feels more like a collection of neighborhoods than a city. There is no downtown. There is no nightlife district. People who live here like it that way.

How Are the Schools?
Valrico's schools are the single biggest driver of home values here. The Newsome High School attendance zone carries a measurable price premium — homes in the Newsome zone sell for 5-10% more than comparable homes zoned for other schools.
High Schools:
- Newsome High School: Consistently rated A by the Florida Department of Education. Strong academics, athletics, and college prep programs.
- Bloomingdale High School: Solid B/A school with strong extracurriculars and a loyal community.
- Durant High School: Serves the eastern portion of Valrico. Good school with a more rural feel.
Elementary and Middle Schools: Valrico has multiple A-rated elementary schools including Buckhorn Elementary, Cimino Elementary, and Alafia Elementary. Barrington Middle School and Burns Middle School are well-regarded.

This is the honest part that some people do not want to hear. If you work in downtown Tampa, your commute from Valrico is 35-50 minutes without traffic and 50-75 minutes during rush hour. The main routes are SR-60 west to I-75 north, or SR-60 west to the Crosstown Expressway (Selmon Expressway).
The Selmon Expressway has reversible express lanes that help during peak hours, but the bottleneck at the I-75/SR-60 interchange is real. Morning rush heading west into Tampa starts around 7:00 AM and clears by 9:30 AM. Evening rush heading east starts around 4:00 PM and clears by 7:00 PM.
If you work in Brandon, your commute is 10-15 minutes. MacDill Air Force Base is about 35-40 minutes. USF is 30-40 minutes. St. Petersburg is 45-60 minutes.

What Surprises Newcomers About Valrico?

The heat and humidity are real. June through September is brutal. You will run your AC 8-9 months a year. Budget $200-$350/month for electric during summer.
Everything is a drive. There is no walkable downtown. You need a car for everything. Publix is a 5-minute drive. The nearest Target is in Brandon. You will put more miles on your car than you expect.
Afternoon thunderstorms are daily in summer. From June through September, expect a thunderstorm almost every afternoon between 2:00 and 5:00 PM. They are intense, short, and part of life here. You plan around them.
Property insurance is expensive and getting worse. Florida's insurance market has been chaotic. Get quotes early in your home search. A home with a roof older than 15 years can be difficult or expensive to insure.
The bugs. Palmetto bugs (giant cockroaches), mosquitoes, fire ants, love bugs. You will learn to coexist. Regular pest control service is not optional — it is a necessity.

- Walmart Supercenter: On SR-60. Lower prices, bigger selection, one-stop shopping.
- Aldi: On Bloomingdale Avenue. Budget-friendly, smaller store, surprisingly good quality.
- Winn-Dixie: On SR-60. Decent prices, less crowded than Publix.
- Whole Foods: Coming soon to Lithia Crossing at Lithia Pinecrest Road. This will be the first Whole Foods on the east side of Tampa Bay.
- Costco: The nearest Costco is in Brandon on Causeway Boulevard. About a 15-minute drive.
What About Restaurants and Dining?
Valrico is not a foodie destination, and anyone who tells you otherwise is selling something. The dining scene is mostly chains and family-owned spots along SR-60 and Bloomingdale Avenue. That said, there are some genuinely good options.
Local favorites include Taqueria El Rinconcito for authentic Mexican, several solid Thai and Vietnamese restaurants along SR-60, and the usual lineup of Chili's, Outback, and Olive Garden in the Brandon corridor. The best dining in the area is in South Tampa or Ybor City — a 30-minute drive.
The coffee scene has improved. You will find local roasters and independent shops alongside the Starbucks and Dunkin locations.
For date nights and nicer dining, most Valrico residents head to South Tampa, Hyde Park, or the restaurants along Bayshore Boulevard. It is a 25-30 minute drive but worth it.
What Is There to Do?
Valrico is not going to win any awards for nightlife. But for families and outdoor enthusiasts, there is plenty.
- Alafia River State Park: Mountain biking, hiking, camping, and kayaking. One of the best mountain biking parks in Florida.
- Lithia Springs Park: Natural spring-fed swimming area. A local gem.
- Bloomingdale Trail: Walking and biking path through the Bloomingdale community.
- Brandon Town Center Mall: The nearest full mall, about 10-15 minutes from most of Valrico.
- Florida State Fairgrounds: Hosts the annual Florida State Fair and the Florida Strawberry Festival in Plant City (20 minutes east).
- Tampa attractions: Busch Gardens, the Florida Aquarium, Raymond James Stadium, and Amalie Arena are all 30-45 minutes away.
- Beaches: Clearwater Beach and St. Pete Beach are about 60-75 minutes west. Anna Maria Island is about the same. Not close, but doable for a day trip.
Youth sports are huge here. Baseball, soccer, football, swim teams — Valrico and the surrounding area have strong youth athletics programs. FishHawk has its own sports complex, and Brandon has multiple recreation centers.
How Do I Get Started?
If you are serious about moving to Valrico, here is the practical order of operations:
- Get pre-approved for a mortgage. Do this before you start looking at homes. Know your budget.
- Research school zones. If schools matter to you, start by identifying which school zone you want to be in, then look at homes in that zone.
- Visit in summer. If possible, visit during June-August so you experience the heat and humidity before committing. It is a deal-breaker for some people.
- Budget for insurance. Get homeowners insurance quotes on any home you are seriously considering. Do not wait until after you are under contract.
- Work with a local agent. National relocation services are fine, but you want someone who knows the neighborhoods block by block.
