Question

Is Valrico in a flood zone? Do I need flood insurance?

Answer

Most of Valrico is in FEMA Flood Zone X, which is classified as minimal flood risk. This means the majority of homes in the 33594 and 33596 ZIP codes are NOT in a high-risk flood zone and do not require flood insurance by their mortgage lender.

However, there are exceptions:

  • Properties near the Alafia River or its tributaries may have partial AE or A zone designations
  • Homes near retention ponds or drainage channels may have partial flood zone overlay
  • Low-lying areas in some older subdivisions can carry flood risk even if not technically in a FEMA flood zone

Even if your property is in Zone X, flood insurance is still available and relatively affordable. Given Florida's weather patterns, it is worth considering.

How to check: Go to FEMA's Flood Map Service Center (msc.fema.gov) and enter the specific address. Your real estate agent or insurance agent can also pull the flood determination for any property.

Pro tip: If you are buying a home and the flood zone changes between Zones X and AE on the parcel, the insurance cost difference can be significant. Always check before making an offer.
